Start with your condo kitchen or bathroom
A condo room remodel should improve the space inside your unit while respecting how the building works. This guide focuses on kitchens, bathrooms and showers. It does not cover whole-building repairs or promise approval for structural changes.
Choose the kitchen guide for cabinets, counters and layout, or the bathroom guide for bathing, vanity and room finishes. Then use the checklist below to discuss the building side of the work.
The city’s 2025–2029 housing plan reports 41% of housing units in structures with 20 or more units, based on 2018–2022 data. That is housing context, not a claim that every large building has the same renovation rules. City housing plan, Table 26.
Association approval and city permits
Pompano Beach’s published Kitchen/Bath Renovation Checklist asks for an association approval letter; it excludes single-family residences from that item. The document is dated June 2020, so confirm the current submission requirements for your proposed work. City checklist.
Keep the association conversation separate from the city’s review. Ask your building manager what documents and contractor information the association wants. Ask the provider who prepares and submits the city material. Do not treat either conversation as an assumed approval from the other.
The permit guide explains why the city’s newer minor-work exemption is not a general exemption for condo renovations.
Flooring above another home
For work on the second level or above, excluding single-family residences, the city checklist calls for a plan showing flooring limits and a sound-barrier test report for the assembly being used. Confirm the proposed floor and underlayment documentation before buying materials. Kitchen/Bath Renovation Checklist.
Ask the provider how the selected materials will be checked against both the city submission and the association’s requirements. A product advertised as quiet is not, by itself, the project documentation.
A condo renovation access checklist
Use these as questions for your building and contractor. They are not a claim that every Pompano Beach association imposes these rules.
| Before the work | Agree who will confirm it |
|---|---|
| Entry and deliveries | Contractor access, parking and any elevator bookings |
| Common areas | Protection, cleanup and the route for moving materials |
| Water and shared services | Who coordinates any interruption and notifies affected people |
| Working hours | The building’s actual permitted schedule |
| Debris | Where removed material goes and when it can leave |
| Flooring and approvals | Which documents must be accepted before installation |
| Your availability | Who can make decisions if you are away from the property |
If you will occupy the unit during the work, agree which rooms remain usable. If you are away, choose a way to approve selections and changes in writing. Avoid making the contractor guess what you would prefer.
Compare condo remodeling quotes
Read the cost guide alongside the room proposal. Look for access arrangements, protection, disposal and preparation as well as the visible cabinets or fixtures. Ask whether building coordination is included and who handles an unexpected requirement.
